Potential Problems Your Home Inspection Report Won't Reveal

A home inspection report is a powerful tool for homebuyers. This breakdown of necessary or cosmetic repairs can be used for price negotiations and as a checklist for future home improvements. However, the following is a list of potential deal-breakers that won't be found in a home inspection.

1. The neighbors have noisy dogs. Most cities will have noise ordinances, but a constant battle with resistant dog owners makes for an unpleasant relationship.

2. The deck is on the north side of the house. Even if you have not been diagnosed with Seasonal Affective Disorder, you might be sad to learn that your tanning hours will be curtailed. Also, you might have to re-think those plans for patio tomatoes.

3. The street is a shortcut. If the street happens to be a shortcut between two main thoroughfares, commuters are likely to speed down it in order to make up even more time on their way to work. Take this into consideration if you have children or pets who might walk along the roadside.

4. The house is under an airport fly zone. Major airports are easy to identify, but make sure you research the locations of small regional airports, too.

5. A registered sex offender lives nearby. A quick online survey of registered sex offenders in your area will reveal details about the individual's address and offense. Expect that a city will have a higher percentage of registered sex offenders than a small town.

6. There are plans for construction in the area. If you can stand the beeping sounds of bulldozers for a year or more, you might just find yourself on a beautiful new cul-de-sac. Otherwise, search for a more established neighborhood.

7. The soil is sandy. Sandy soil provides excellent drainage for home foundations. At the same time, ants are attracted to sandy soil. This can make it difficult or impossible for grass and gardens to thrive.

Your tolerance for certain conditions is personal. A negative point for one person may be a positive feature for another. Make an informed home buying decision by keeping these things in mind along with a home inspection report.
